Registered to rent out apartments in your household, with two, three or five units? We work with you too. We set up what a small property really needs: guests find you on Google Maps, see good reviews and contact you directly, without paying commission to a middleman. We also show prices including VAT, because most hosts are not registered for VAT.
Why small properties lose guests
Guests find you on Booking, and next year they don't know how to reach you directly.
With hosts who have a few apartments, the pattern repeats. Most bookings come through a platform, the guest is happy, and the following year they book through the platform again because they can't find you on Google by name or have nobody to message. Every such booking carries commission for a guest you have already hosted yourself.
A small property doesn't need a hotel system. It needs three things: a Google profile with the right address, photos and phone number, a steady flow of new reviews and, when you're ready, a simple website with a calendar and direct enquiries in your guests' languages.
You don't have to leave the platforms. The aim is that a guest who has stayed with you once finds you directly next time.

Prices for hosts
Exactly what you pay, including VAT.
Our website prices exclude VAT, because companies reclaim it. A private host is usually not registered for VAT and pays the amount including 25% VAT, so we show it here straight away.
For most hosts we recommend starting with the First step. Add a website when you want direct bookings. If you move to a package within six months, we credit the €290 set-up.

The maths
How many direct nights cover the monthly fee.
Example: an apartment at €90 a night, with the platform taking 15% commission. Every night a guest books directly leaves you €13.50 more. The First step including VAT, €112.50 a month, is covered by about eight direct nights a month during the season. Everything above that is your profit.
We don't promise a number of bookings, because it depends on location, price and photos. We measure it: every call, message and enquiry from your Google profile is in the monthly report, so you know whether it pays off.
Do you have your own website with prices?
From 17 November 2026, service providers selling to consumers on their own website must show an anchor price next to each price and publish a CSV or XML price list. That includes hosts with their own website. Booking and Airbnb are not your website.
FAQ
For private hosts.
I have no company or sole trade, just a licence to rent out. Will you work with me?
Yes. We work with everyone who orders for their registered business activity, including hosts renting out in their household. The invoice is issued to you as the host, and in the proposal you confirm that you order the service for your rental business. We don't work with private individuals for personal needs, such as a personal website.
I'm not registered for VAT. How much do I actually pay?
The amount including 25% VAT, as in the table above. The First step is €362.50 one-off and €112.50 a month. If you are registered for VAT, you pay the amount excluding VAT and reclaim VAT like any company.
I only have one or two apartments. Is it worth it?
For a property like that we recommend the First step: a Google profile and reviews, no website. It's the cheapest way for guests to find you by name and place. A website and packages make sense once you want direct bookings.
I only work in summer. Do I pay in winter too?
On the seasonal plan you pay half the monthly fee from November to February, for the Foundation package €212.50 including VAT. Your profile and reviews keep working all year, and in February we prepare the season. The plan applies to year-round cooperation.
My apartments are at two addresses. Do I need two profiles?
If the properties are at different addresses and guests search for them separately, usually yes. In the free audit we check how guests search for you and propose a solution with a price.
